AEXN architects

The proposed development consists of two-story buildings with an attic and basement, carefully designed to reflect the scale and character of the villa morphotype. The architectural composition is thoughtfully adapted to the existing natural environment, preserving mature trees on the site. Entrances are oriented through commercial functions along Basanavičius Street, aligning with key pedestrian flows and ensuring active integration with the urban context.
The design maintains a coherent architectural language while organizing interior spaces across three levels: technical and service rooms in the basement, commercial and service functions on the ground floor, and residential apartments on the upper floors and attic. This layered program creates a harmonious balance between commercial vitality and residential comfort, contributing both to the urban fabric and community life.
